The Challenge

Building the Extraordinary on Constrained Land

The site was a disused industrial plot on Barcelonas Port Olimpic waterfront — just 2,100 square metres of irregular, remediated land with a 28-metre height restriction and a client brief that demanded Mediterranean views from every apartment.

The structural and planning constraints were severe. Neighbouring towers cast shadow across the northern third of the site. Underground archaeology ruled out conventional pile foundations.

28 Units, 28 Singular Perspectives

Rather than fighting the constraints, we made them generative. We reduced the unit count from the permitted 40 to 28 — fewer, larger, more exceptional units at a premium price point outperformed the developers original pro forma by 34%.

The buildings distinctive stepped section was derived from sun-path analysis: each terrace is sized to ensure winter sun access to the living spaces below.
